Amendments to the Existing Permission

Since our proposals were first consulted on and fully approved by the Council in March 2024, we have been working hard to ensure that our plans deliver the best possible future for this important site. We have therefore submitted a non-material amendment and Section 73 application to revise the planning permission for West One Shopping Centre (21/06879/FULL). Non-Material Amendment Application

We have recently submitted a non-material amendment application to Westminster City Council that will:

  • Relocate the Cycle Entrance from Davies Street to Weighhouse Street to improve the office reception layout and improve pedestrian flow
  • Amend the rear courtyard façade through some minor alterations to the arrangement of the windows
  • Adjust and reconfigure the plant equipment on level 8 and the introduction of some additional plant screens to reduce visibility of the equipment.



Section 73 Application

Separate to this, we have also submmitted a more detailed Section 73 application to make some improvements to the design and operation of the proposed building. A selection of images comparing the approved and then consented can be seen below. Our proposals for the Section 73 application will include:

  • Revising the proposed first floor use from Office to Office / Retail to allow the building to be more flexible and respond to future market trends
  • Minor revisions to the approved double-height shopfront windows and corner view, should the first floor become office use, by introducing solid spandrel panels at first floor to clearly define the office use from the retail use below. The corner of the building at the junction of Oxford Street and Davies Street would also be amended through the introduction of a spandrel panel at first floor which would be comprised of a terrazzo panel and a metal panel to which the retail sign could be fixed. If the first floor use is retail, the as approved first floor façade design would come forward.
